EchoPM
Single-family rental property

Built for small portfolios

One door is enough. No unit minimums, no minimum monthly platform bill — every feature included whether you run one rental or a growing portfolio.

Independent landlords

Your rental deserves more than a spreadsheet.

Inherited a duplex, bought your first rental, or self-managing a small portfolio? You shouldn't need five apps to list a unit, sign a lease, and collect rent — or hit a unit minimum to get the full platform.

Accidental landlord?

Most independent landlords didn't set out to run software stacks — they set out to rent a property. EchoPM gives you the full platform with no unit minimums and no tier-gated features, whether you're on your first door or your fiftieth.

DIY vs platform

Spreadsheets vs a real rental record

When you self-manage, you become the system. EchoPM gives you the system instead.

DIY chaos

Texts, PDFs, and memory

  • Applicants email PDFs; you lose track of who's current
  • Rent due dates live in a spreadsheet someone forgets to update
  • Maintenance requests disappear in message threads

EchoPM

One door, one record

  • Applications and leases stay on the unit — searchable later
  • Rent ledger updates when tenants pay online
  • Maintenance requests become trackable work orders

Why landlords choose EchoPM

Operator tools without the operator overhead

You don't need a full property management company to need trustworthy records.

No apply site to build

List on EchoPM; tenants apply on the same platform they use to search for homes.

Leases you can find

Executed agreements stored on the unit — not buried in 'Final FINAL lease.pdf' emails.

Rent without Venmo chaos

Online rent and ledgers beat monthly 'did they pay yet?' spreadsheet checks.

Maintenance with history

Tenants submit requests in the portal; you track status instead of losing texts.

Screening when you want it

Order tenant screening through EchoPM when you're ready — managers pay by default.

No unit minimums

One rental gets the same platform as a hundred — listing, leasing, rent, and maintenance. No 'contact sales' gate for small portfolios.

All features, every tier

Volume pricing changes your per-unit rate as you grow — not which tools you can use. Nothing locked behind an enterprise plan.

FAQ

Questions from self-managing landlords

Straight answers for owners running a small number of rentals themselves.

Talk to our team
I only have one rental. Is EchoPM overkill?

No — one door still needs applications, a lease, and rent tracking. EchoPM has no unit minimum: you pay per live unit, draft units are free while you set up, and every feature is included from day one.

Is there a minimum monthly bill or unit count?

No unit minimum and no minimum monthly platform fee beyond the live units you run. Pricing is per published or leased door — all features included at every volume tier, whether you have one unit or hundreds.

I've never used property management software.

EchoPM is built for operators who don't have IT staff. Onboarding walks you through your first property, and you can start with listing and leasing before turning on rent.

Do tenants pay to apply?

EchoPM does not charge tenants application fees to apply on the platform.

Can I still post on Zillow or Facebook?

Yes. Publish on EchoPM for search and apply, and use the listing export kit to copy details to other sites manually.

What if I hire a property manager later?

Your records live on EchoPM either way. Many owners start self-managed and later invite a manager to the org when they hand off operations.
