Replace the stack

Applications, e-sign, rent ledger, and work orders share the same unit and lease — not five logins and export/import loops.

One platform

Stop juggling five tools. Run one platform.

Independent PMs shouldn't need a listing site, apply portal, DocuSign, rent spreadsheet, and maintenance inbox that don't talk to each other. EchoPM connects apply → sign → rent on one lease record.

The problem

Scattered tools mean scattered truth — the lease in email, rent in a spreadsheet, maintenance in texts, and screening in a fourth vendor tab. When nothing connects, operators become the integration layer.

One flow

From application to ledger — no retyping

When an applicant becomes a tenant, the same record carries forward. Screening, lease terms, signatures, and rent payments stay on the unit — not copied between systems.

Stack vs platform

Scattered tools vs one operating system

Most independents don't lack software — they have too much of it, with nothing authoritative in the middle.

Scattered stack

Five tools, zero source of truth

  • Listings in one place, applications in another, leases in email
  • Rent tracked in spreadsheets while tenants pay through a separate portal
  • Maintenance buried in texts — disconnected from the lease and unit

EchoPM

One record chain

  • Application data flows into the lease — no re-keying at move-in
  • Signed lease and rent ledger share the same tenant record
  • Work orders stay on the unit for the life of the tenancy
Platform in action

What one platform looks like day to day

The workflows independents run every week — connected instead of duct-taped.

Applications

Structured apply flows

Applicants submit on echopm.app; your team reviews in the manager app — no separate apply portal to maintain.

Getting started

Consolidate in
three moves

You don't need a six-month migration. Most shops start with one property, one unit, and the flows they care about most.

01

Publish a unit

Create the property and list on EchoPM search. Tenants apply without a separate site you have to build.

02

Run the lease

Screen when you're ready, sign electronically, and store the lease where your team can find it later.

03

Collect rent

Turn on online rent and autopay. The ledger updates on the same record — not a monthly spreadsheet reconcile.

Why operators switch

Less tab-switching, more trustworthy records

EchoPM is built for independents who need depth without enterprise implementation — one platform for the full lease lifecycle.

One record chain

Unit → application → lease → rent → maintenance. Everyone works from the same data model.

No separate apply portal

Publish on EchoPM; tenants search and apply on echopm.app. Paste listings elsewhere with the export kit when you want.

Rent you can audit

Online payments, autopay, and history on the lease — not a shadow spreadsheet your team maintains by hand.

Maintenance that sticks

Tenant requests become work orders your team can assign and close — tied to the property, not a group chat.

Owner-ready exports

Statement CSVs and optional owner views when you manage for investors — without a second portal per owner.

Ava in context

Ask questions and run safe actions inside the manager app — scoped to what you can already see and do.

FAQ

Questions from operators consolidating tools

Honest answers about replacing a patchwork stack with EchoPM.

Talk to our team
Do I have to migrate everything at once?

No. Most operators start with one unit on EchoPM for applications and the lease, then add rent collection and maintenance when they're ready. The goal is one authoritative record per door.

Can EchoPM replace my accounting software?

EchoPM handles rental operations — leases, rent collection, maintenance, and owner statements. Many shops still export to QuickBooks or Xero for full accounting; integrations are available where you need them.

What about listings on Zillow or Facebook?

Publish on EchoPM for search and apply in one flow. Use the listing export kit to copy details and your apply link to other sites manually — full ILS syndication feeds are on the roadmap.

How does pricing work?

Per-unit platform pricing when a door is live (published or under a qualifying lease). Draft units are free. See /property-managers#pricing for current tiers and a 30-day trial.

Is this only for large property managers?

EchoPM is built for independents and small portfolios — typically the operators who feel stack sprawl the most. You don't need enterprise onboarding to get value from one connected record.
